PREPARING THE DESIGN
Surveys
Measured building survey and preparation of digital record drawings. Building condition survey and feedback report.
Feasibility Studies
Ascertain client requirements, obtain site information, visit site and carry out preliminary appraisal. Identify project and construction budgets, develop outline brief and agree preliminary timetable.
Produce initial sketch designs, for clients’ approval. Liaise with technical consultants, e.g. Structural Engineer, and obtain a budget cost from a Quantity Surveyor or contractor.
Submit pre-application enquiry to the Planning department, if applicable.
Scheme Design
Prepare scheme design proposals in CAD for clients’ approval. Provide indicative guidance on cost and timetable.
LOCAL AUTHORITY PERMISSIONS
Planning Permission and Listed Building Consent Applications
Consult with Local Authorities and Utilities as required. Develop the scheme design proposals. Prepare and submit application for Planning Permission/ Listed Building Consent. Advise on procurement methods and report on timetable/ agree revisions.
Building Warrant Applications
Develop the detailed design proposals. Co-ordinate the work of other consultants. Report on timetable, agree revisions. Prepare and submit Building Warrant Application.
PREPARING TO BUILD
Construction Documentation
Advise on and agree form of Building Contract, including Contract Administrator. Prepare drawings, schedules and specifications sufficient for tender. Co-ordinate information from other consultants, specialist designers and contractors.Prepare Description of Work.
Tender Administration
Compile list of Contractors. Assemble tender documentation including Bills of Quantity or Schedules of Rates etc. prepared by others, if applicable. Issue tenders to contractors for pricing. Take delivery of, and report on tenders. Advise on appointment of contractor. Agree frequency and scope of site inspections.
PROGRESSING THE BUILD
Site Operations
Administer the Building Contract, if applicable, and attend progress meetings. Inspect the works as necessary to review progress and quality. Issue variation instructions to the contractor when approved by the client. Advise client of when works are practically complete for handover. Liaise with Local Authority regarding Completion Certificate.
Post Completion
Advise Contractor of any defects and administer the contract to final account.
